We bring electrical testing, residential alarm work, lighting and ventilation maintenance into a programme for your properties. The scope can include checks, servicing, replacements and the repairs identified along the way.

We support property owners, managing agents and housing providers across London and Essex, focused around the M25 area. We plan around the locations, residents and work due, whether you manage one block or a wider group of homes. Commercial maintenance is also available.

Each system has its own testing and maintenance requirements. We coordinate visits where appropriate, while keeping those requirements separate from EICR intervals.

Portable Appliance Testing (PAT)

Inspection and testing of portable electrical appliances, with results linked to the property job. We agree which equipment is included and the testing schedule for your programme.

Consumer-Unit Thermal Imaging

Thermal images help flag unusual heat in a consumer unit for further investigation. We record the images and findings with the job, supporting maintenance alongside electrical inspection and testing.

    We plan visits around property locations, resident contact and keyholder access, with arrangements for missed appointments agreed in advance.

    We agree rates or quotations, spending limits and who can approve additional work. Your team can see what is included and what needs a separate decision.

  4. Keep the Work Traceable

    Our system links visits and documents to the property job. Updates cover completed work, outstanding defects and any access, approval or return-visit arrangements still needed.

We check, maintain and replace extractor fans and ventilation equipment in residential properties, including kitchen and bathroom extraction. Reported faults can be investigated alongside other electrical work or as a separate instruction.

Share the systems installed, any known problems and your servicing requirements. We establish the scope, record the findings and agree any repairs or replacements. For larger changes, we review the existing arrangement and the requirements for the property first.
