An Electrical Installation Condition Report (EICR) records the findings of inspection and testing of an existing fixed electrical installation. It describes its condition, identifies observations and records the assessment of whether it is satisfactory for continued use.

For housing and property teams, that report supports decisions about the work a building needs. Frost provides electrical inspections and can discuss the remedial work identified.

    We review the buildings, locations and installations with you, using previous reports and known defects to agree the inspection scope.

    We arrange resident or keyholder access, using letters, SMS, email and WhatsApp as appropriate. Any restricted areas or access limitations are agreed before the visit.

  3. Agree Records and Follow-Up

    We agree the property references and reports your team needs, and how any repairs or further investigation will be approved.

An EICR reports on the installation’s condition; carrying out repairs is a separate part of the work. Where defects are identified, Frost can discuss the scope of remedial works and the arrangements for authorising them.

That work may include wiring repairs, earthing and bonding improvements or a consumer-unit replacement. We agree the scope and cost, then keep completion records and remaining defects linked to the property job so your team can follow each item through.

A few practical details help us plan your inspections.

Will the electricity need to be switched off?

Parts of the installation need to be isolated for testing. Discuss essential equipment, building use and access constraints when arranging the work.

Does an EICR include appliance testing?

An EICR concerns the fixed installation. Appliance testing is a separate service; tell us if you need this included in the wider programme.

Can you inspect a property between tenancies?

Yes. We carry out inspection and testing in void properties and can coordinate the electrical repairs or upgrades needed before re-letting. See our void and change-of-tenancy electrical work.

What should I send with an enquiry?

Your organisation, property locations and types, approximate programme size and proposed dates. Let us know whether previous reports are available and who will arrange access.
