For new requirements and existing buildings

From replacing equipment
to a wider refurbishment.

An inspection identifies an upgrade, a home becomes vacant or a refurbishment needs new wiring. We carry out the electrical work, from individual replacements to improvements across a group of properties.

Our work supports housing providers, property managers, landlords and commercial clients across London and Essex.

Ventilation Maintenance

Void & change-of-tenancy works

Electrical work before
the next resident moves in.

We help housing teams and managing agents prepare empty properties for re-letting. The electrical work can include inspection and testing, repairs, consumer-unit changes, rewiring, alarms and extractor-fan replacement.

We agree key access, the work required and your target handover date, coordinating with other trades where needed. Completion records and any outstanding electrical items give your team a clear basis for the next step.

Discuss Your Void Properties

Start with a clear brief

Agree what is needed.
Plan how it will happen.

We review the existing installation and the changes you need, then plan how the work can be carried out.

Our focus is London and Essex, particularly the M25 area. Tell us where the work is and whether it covers one property or a wider programme.

  1. Define the Change

We review what needs to be installed, replaced or improved, using your drawings, specifications and inspection findings where available.

  2. Understand the Setting

We establish how the building is used, who needs access and which residents, site contacts or other contractors are involved.

  3. Plan the Work and Handover

We agree the scope and quotation or pricing basis, dates and supply interruptions. Testing, certification and handover records form part of the plan.

Working in buildings that are in use

Plan the work
around the building’s use.

In occupied homes, we plan access and supply interruptions around the people living there. Tell us about communication or support needs and equipment that must remain available, so these can be considered before the visit.

We agree how residents and your team will be kept informed about the work. If the scope changes, we explain the additional work and cost to your authorised contact before proceeding.

Support for Property Managers

Useful to know

Before you start.

A few details help us understand your project and the next steps.

Can you discuss upgrades following an inspection?

Yes. Share the inspection findings and the improvements you are considering. For defects requiring attention, see our repairs and remedial works service.

What if the building will remain occupied?

Include occupancy, access and any restrictions in the initial brief. Discuss the proposed sequence of work and any interruptions with our team before agreeing the arrangements.

What should we send with an enquiry?

Your organisation, property locations, a description of the proposed work and target dates. Let us know whether drawings, specifications or inspection reports are available, and who will approve the scope.

Can you help with maintenance after the project?

We can discuss ongoing electrical maintenance for the properties you manage. Explore planned electrical maintenance.
